Planning permission was granted in July 2014 for the redevelopment of this building. Designed to reflect its prestigious environment and the rich heritage of the surrounding area, this prominent building is located on the corner of Molesworth Street and South Frederick Street and comprises of 115,000 sq ft of modern Grade A office space set over seven floors with generous roof terraces and private gardens.
The building has been designed to meet the highest environmental credentials to achieve a LEED Platinum rating which is the world’s premier benchmark for sustainable, high-performance buildings.

Coolair met the design requirements for this building by using two DAIKIN high efficiency low noise chillers in conjunction with a 2,676 kWh BAC Thermal Storage System (ICEBANK).
During the night the ice is built up in the Thermal Storage System to meet part of the cooling capacity for the next day. When the building is occupied, the upstream chiller operating in chiller assist mode precools the water which is then further cooled by the Thermal Storage Unit to meet the building cooling load. In this way the Ice Thermal Storage System reduces peak demand, shifts energy usage to non-peak hours, thus saving energy and reducing energy costs over the lifetime of the system.
Cooling was provided by two DAIKIN EWAD 410 TZXR series GOLD Standard VSD Screw Compressor Chillers which together with Integrated Inverter Capacity Control and Variable Volume Ratio Technology result in EER and ESEER of 3.9 and 5.08 respectively. Compressor enclosures and unique fan design that move large volumes of air at exceptionally low sound levels with virtually vibration free operation result in noise levels of 72 dB(A) at 1m. Chiller height of 2,222mm assisted in complying with stringent planning requirements.
